Country: France
Nearest town or village: Saint Denis Les Martel (or St. Denis Pres Martel)
Nature of sale : Private treaty
Price: 295 000 euros
When available or date of auction: Available from December 2007.
Description: A typical Quercynois farmhouse
with a large adjoining barn, plus a smaller barn
with a working bread oven, together with a pigsty and chicken house. Large garden with fruit trees; walnut grove (app. 12 very productive trees), plus 10 hectares of arable land free of any tenancy agreements. Various crops have been rotated on the land until this year, including maize and barley. The fields are flat and bordered by a stream in a deep trench on one side and neighbours'
fields on the others. The setting is the original flood plain of the Dordogne, within the 'Cercle de Montvalent' (or cercle de Floirac) a circular area bordered by overhanging cliffs and woods, with the Dordogne running through the middle, about 1 km away. To the East is the 'Puy d'Issolud', where the last of the Gauls held out against Julius Caesar. To the West is open farmland bordering
the river. The setting is very attractive, and there is very little traffic on the lane from St Denis Les Martel. The A20 motorway is 20km away, and the local train station connects to Brive and Paris, or Figeac, and the Auvergne or Toulouse. A new airport, at Brive-Cressensac, 20
minutes away will open next year, and is expected to attract low-cost carriers.
Comments: This property, called 'La Verrie'
or 'La Veyrie', has ample scope for development,
either for growing vegetables or grazing animals. The land can also be
rented out or sold to local farmers who have expressed an interest, now that
the 'bail' has expired for the neighbour whose
family previously farmed the land.
The house is habitable, having two bedrooms, small bathroom and kitchen, and a living/dining room with an open fire. It has been used as a secondary holiday residence for the last few years. There is an oil-fired boiler, and electric water heating. Extra bedrooms and a 2nd bathroom were being planned, in the roof space, which is large. The barns also present opportunities for extra living space (eg gites) or recreational/artistic activities.
The sale is occasioned by a change of family circumstances leading to relocation.
Anyone interested should email the owner, Dr Anthony Pugh, at anthonypugh@waitrose.com , who will then invite them to look at a slideshow on the internet and/or visit the property.
Sale by private treaty will save 7% to 8% in agency fees.
